Blueprints and Construction Plans
Three copies of your log home’s construction plans are included in the materials package price.
Foundation
A crawl space with concrete footers and block walls costs about $22 per square foot of the footprint of the log home. Basements cost $50 per square foot of the footprint.
Driveway
Standard driveways are 12 feet wide. For excavation, grading, and gravel, expect to spend roughly $2,100 per 100 feet of driveway, and installing a culvert will cost $250. So, for example, a 250 foot driveway with culvert will cost 2.5 x $2,100 + $250 = $5,500.
Septic System
A conventional subsurface septic system with perkable soils will generally cost between $6,000 and $10,000.
Water
A metered hookup fee with a municipal water supply is generally $900 to $1,300, but check with your local utility provider for a more precise estimate. A well, depending on the depth, will cost $15,000 assuming you hit drinkable water without the need for filtration devices. These devices vary in price, so contact a local well driller for pricing in your area.

Fees
Surveying a pin location only will cost about $750. Builder’s Risk insurance for a 1,500 square foot house costs between $400 and $500 for a 1-year policy. To initiate temporary electric service costs about $250. Building permits vary depending on your city and state, so call your local Inspections and Permits department for a more precise estimate. Septic permits generally cost about $1000.
Plumbing
Rough-in costs about $750 per plumbing drop, and fixtures can be estimated at $350 each. Examples of plumbing fixtures include hot water heaters, tubs, showers, sinks, and toilets. This price should include the installation and all rough plumbing materials.
Electrical
Wiring will costs about $12-$15 per square foot of living area plus the cost of light fixtures.
Heating and Air Conditioning
HVAC can be estimated at about $8.50 per square foot of climate-controlled space.
Cabinets
Cabinets for most kitchens will cost between $6,500 and $10,500. The difference in this range of costs is between quality-built box cabinets from a local building supply company versus a custom cabinet maker. Granite or marble countertops will increase the price.
Floor Coverings
Flooring typically costs $3.99 to $5.99 per square foot for materials and $1.50 to $2 per square foot for labor. These figures are for hardwoods. For ceramic or porcelain tile, simply reverse the figures for materials and labor.
Exterior Painting and Caulking
Prices vary based on exterior design, such as multiple gables, dormers, covered porches, and offsets. Figure materials at $1.50 per square foot of the log home for the exterior and the same again for the interior. If you plan to use tongue and groove for interior wall coverings, figure $1.90 per square foot. Labor is usually $100 per 1 gallon of stain used. For exterior labor, figure at double the cost of materials. For interior labor, figure at triple the cost of materials.
Appliances
Quality kitchen appliances will typically cost between $2,500 and $5,000 total. This includes refrigerator, dishwasher, stove, and microwave.
Finish Roofing
30-year architectural shingles and 29-guage metal roofing can be figured at $250 per 100 square feet of roof area for materials and labor. Baked-on enamel metal roofing can be figured at $275 to $300 per 100 square feet of roof area for materials and labor.
Fireplace
Chase framing materials and labor will cost roughly $3,500. A wood-burning insert with a metal flu will cost between $1,000 and $2,500. To cover a wood-burning insert in man-made stone will cost between $5,000 and $8,000, depending on size.
Rockwork
On chimneys and foundations, engineered stone can be figured at $11.50 to $14.50 per square foot of coverage for labor and materials. Dry-stack stone can be figured at $11 to $13 per square foot for labor and materials.
Gutters
The average cost is roughly $8 per linear foot for installed gutters and downspouts.
Interior Trim
Trim can be estimated at about $2.50 per square foot of living space for materials and labor.
Freight
For material packages, figure $7.00 per loaded mile per truck. You can figure 1 truck per 800 square feet of log home. Under 250 miles carries a flat rate of $1,750 per truck. Labor charges are subject to change depending on location, so please call for details.
